Coldwell Banker Residential Real Estate, LLC, Realtors Vinson and Tanya Osman work to grow their Windermere-based business while caring for their son, Pierson.
Purchasing a home is arguably the largest financial transaction many people will make in their lifetimes. The pursuit of home ownership has a powerful attraction; however, in today’s challenging housing market, both buyers and sellers are wise to seek the advice of a real estate professional before making any decisions.
From condominiums to multimillion dollar homes, Coldwell Banker Residential Real Estate, LLC, Realtors Vinson and Tanya Osman offer clients a range of properties to fit any need. The dynamic husband-and-wife team brings more to the table than most by relying upon their individual talents and expertise to provide exceptional service to clients.
In addition to a bachelor’s in real estate, Vinson earned a law degree, which has proven to be a valuable
component to the couple’s business. Tanya’s degree in advertising and public relations enables her to utilize advertising avenues, such as print media, the Internet and social networking sites, to maximize exposure.“Working together creates a good synergy, because Tanya is able to focus on what she is good at, which is marketing, and I can deal with the legal aspects like contracts and negotiations,” Vinson said. There is no doubt the team approach offers other benefits.“One of us is always available to clients,” Tanya said. “Since we take the same commission as a single Realtor would, it is like getting two for one.”The Osmans took a leap of faith by opening their business during the height of the real estate slump. However, following a solid marketing plan and making smart choices have resulted in an impressive track record of successful deals.“Partnering with Coldwell Banker was the best decision we could have made,” Tanya said. “Our broker is the No. 1 office in the state of Florida. She provides us with a lot of resources and marketing material. Every listing is placed on more than 350 websites nationwide for us.”Vinson agreed the partnership is one of the duo’s greatest assets.“We have the backing of a national company, while still operating a full-service boutique business,” he said.Residents of Windermere, the Osmans focus their attention on Southwest Orlando. They also have listings in the greater Orlando area, as well as Lake, Osceola and Seminole counties.“We get a lot of people looking to relocate [to Southwest Orlando],” Vinson said.In this market, there are a number of properties available for reasonable prices.“It really is a good time for first-time buyers,” Tanya said.Vinson added that lower-priced homes do sell quickly. The large number of short sales on the market is very appealing to buyers. A buyer can often get a good deal; however, sometimes the paperwork, approvals and process can be long and complicated. As a certified foreclosure specialist, Vinson is especially equipped to navigate through the obstacles inherent to this confusing segment of real estate.Banks that process short sale homes sometimes hire a neutral Realtor to give an estimated value, known as a broker price opinion, of the property. Vinson is routinely contacted by banks to offer a BPO, which exposes him to a wide variety of homes in Central Florida.“I like to do the BPOs because it allows me to keep a finger on the pulse of the local market and determine realistic selling prices of homes in the area,” Vinson said.Oftentimes, buyers will choose to rent a property before theysettle on a home, giving them more time to get familiar with an area. Sellers, holding out until the economy strengthens, may opt to rent out their houses to cover their mortgages rather than sell for a loss, enabling them to move on to another home.“We coordinate quite a few rentals,” Vinson said.Establishing a trusting relationship with clients on first contact is crucial to the Osmans.“We try to schedule a face-to-face meeting as soon as possible,” Tanya said. “We research the area and do a market analysis, so we can give our buyers an idea of what is available within their price range.”Conversely, they evaluate sellers’ properties and present them with realistic expectations of what their houses will sell for.“It’s an educational process,” Vinson said. “A lot of people think their homes should sell for more than we may recommend. We tell them it is not the value of the home as much as it is what the market will bear. We won’t overprice a property. We evaluate it and price it fairly.”Whether buyers or sellers, the Osmans work hard to stay connected to their clients.“We care about our clients and will often stay in touch with them after the deal closes,” Tanya said. The Osmans also are willing to extend their professional opinions to others even if they are not clients.“We take calls from people who are not necessarily interestedin buying or selling, but just need someone to talk to about concerns, such as not being able to pay their mortgage or those who are facing a short sale,” Vinson said. “I am happy to spend time on the phone with them. Some people simply want to know the value of their home.”Though they are busy growing their business, as well as caring for their young son, Pierson, the Osmans have a heart to help others in the community. A perk of their affiliation with Coldwell Banker is the outreach opportunities that are presented to its associates.“We try to participate in charitable causes sponsored by Coldwell Banker, and locally, we help serve food to the homeless during the holidays,” Tanya said. When faced with the prospect of buying or selling a home, clients who choose the Osmans can be assured they will receive expert guidance with an honest approach. For more information, call 321-230-0828, email
